A common question from owners of a strata lot is whether they are responsible for the repairs and maintenance of certain items or whether the responsibility lies with the Owners Corporation.

The first point to make is that every strata scheme can be different based upon their own strata plan and by-laws.

The NSW Land and Property Information Division have a Circular that can serve as a good starting point. It covers common questions around areas such as balconies, car parking and painting.

Whilst it is a good ready reckoner it needs to be read in light of the fact that every strata scheme can have its own peculiarities.
